• Trash, garbage, and other waste kept in sanitary containers, and all such containers screened to not be visible from any street or adjacent properties or residences.
• No junk vehicles, underbrush, or other unsightly growth or objects on property.
• No trash, garbage, ashes, or other refuse on property.
• No boats, boat trailers, house trailers, or other vehicles (including RVs), or any part thereof, stored on property unless stored in garage or fully enclosed space.
• No overnight parking of any vehicle on parkways in front of property other than private family automobiles.
• Permanent buildings and structures completed as to appearance, including finished painting or staining.
• Trees of any kind, other than those existing at the time the original declared covenant restrictions were filed, are less than 20 feet in height in the view areas and do not interfere with the view of another residence.
• Yards, gardens, and landscaping seen from any street or adjacent properties or residences maintained as objects of beauty.

Somerset Pride Curbside Program

Summary
The Somerset Pride program promotes neighbor care for their home and property, so as to help make our neighborhood more attractive and enjoyable for everyone. The Curbside Pride program is a part of Somerset Pride, and is designed to encourage good maintenance of non-community association properties along the curbs of the primary roads in our neighborhood; Somerset Boulevard, Somerset Drive, and Highland Drive.

The reason for Curbside Pride
For some neighbors, maintaining the property close to the curb is either inconvenient or difficult:

Where maintenance along our primary roadways becomes difficult, all Somerset neighbors are affected, because we all see these lands as we go to and from the neighborhood, and because the high profile of these lands reflects on our neighborhood as a whole. Therefore, it is in all Somerset neighbors’ interest to encourage good maintenance along these primary roads. These neighbors are encouraged to either subscribe to the program or pledge they will maintain these properties by other means.

How the program works
Each year, the Community Association board arranges for a professional landscaping service to maintain community association properties around the five entrances to Somerset. The service is agreed upon in advance with the contractor:

At the beginning of the year, the landscaping service provider will offer this service for a subsidized rate to any homeowner requesting it before the end of January. Please contact our Landscaping Committee Chairperson to find out who the landscaping service provider will be for the comming year.
